C&W introduces first market standard for sustainable building operation in Germany

With “Sustainable Property Management Services” Cushman & Wakefield (C&W) has introduced the first standard for sustainable building operation in Germany. This enables goal-oriented and directed implementation of sustainable building operation on the basis of legally verified contract templates as well as specially tailored specifications.

Sustainable Property Management Services takes up the provision and action recommendations of a working party which formed at the end of 2012 comprising advisors from Cushman & Wakefield, Deutschen Privaten Instituts für Nachhaltige Immobilienwirtschaft (DIFNI – German Private Institute for Sustainable Real Estate) and international business lawyers DLA Piper. In addition it is also based on the methods and content of the internationally recognised BREEAM sustainability certification system for existing buildings.

“Offering sustainable Property Management Standards was long overdue”, said Nina Jansen, Head of Technical Property & Asset Management of C&W in Germany, “existing building certification does assess quality, but gives owners neither an instructional framework for sustainable operation nor recommendations of which services should be rendered and in what form. In addition, the coupling of the property management with the quality requirements of the international BREEAM certification enables cross-comparison of operator concept and property management qualities for the first time.”

Andreas Gast, Head of Commercial Property & Asset Management of C&W in Germany added that the new standard goes beyond environmental and technical aspects: “An elementary building block of Sustainable Property Management Services is the regular personal exchange of information and systematic steering of tenant satisfaction. Only with active involvement of the tenants can sustainable building operation be achieved and ensured long-term.”

For its Sustainable Property Management Services, C&W has received official recognition from DIFNI (German Federal State Representation of the Building Research Establishment, the BREEAM for existing buildings national scheme operator in Germany).

A first partner for the introduction of the standard has been gained. The first BRE licensed Sustainable Property Management Services contract, concluded between JP Morgan und Cushman & Wakefield (Stand: A2 130), is the starting gun for the first market standard for sustainable building operation in Germany.
